Ordinance #842-03 states that an exterior housing code inspection as defined by the BOCA National Property Maintenance Code shall be required on the sale and/or resale of residential and non-residential properties within the boundaries of the Borough of Audubon. Further, any repairs deemed necessary by Code Enforcement must be completed by the seller prior to said sale. The cost of the exterior inspection is $50. Carbon monoxide detectors and smoke detector inspections are mandatory. Please call William Schaefer, Uniform Fire Safety Official to set an appointment for inspection at (856) 547-2108 Ext. #130; the cost for this inspection is $25. The Fire Marshall requires two weeks notice for this inspection. There must be a working smoke detector near all bedrooms and on all floors, including basements and walk up attics. A working carbon monoxide detector should be in at least one central area of the residence. A working fire extinguisher must be 5' from the kitchen. Finally, the house number must be on the front of the home and visible from the street.
Payments for the inspections need to be made payable to the Borough of Audubon in two separate checks. Payment can be mailed to the office to the attention of the Tax Office, or paid upon pick up of certificates.
Please call for inspections at least two to three weeks prior to the settlement. Certificates of Occupancy (CO's) will not be issued separately. They are issued at the same time provided all inspections and/or repairs have been done. In the event that repairs are needed on sidewalks and they absolutely can not be done prior to settlement, we will accept a letter of escrow from the Title Company. The letter must contain the contractors name and amount that will be held. A copy of the estimate must also be presented. Once the work has been completed the office will need to be contacted to arrange a follow up inspection.
